Property Surveys

For Every Requirement.

Are you buying a new home?  We undertake several forms of property survey, in line with the RICS guidelines and mandatory reporting standards.  

Why do I need a survey?  A survey is a detailed “top to toe” report covering all elements of the property you intend to purchase. 

As a buyer you may have only had a limited amount of time viewing a house, where as we have the time and skills to thoroughly examine the most important parts of the building. 

Movement, Damp, the Roof Space and the associated parts are all covered, in detail for you, highlighting the issues, and giving you documented evidence to both obtain further quotations for remediation and / or re-negotiating the purchase price. 

We are typically on site for around 2 hours, and up to 5 or 6  for more complicated buildings.    The survey will give you information on the defects, how to manage them, what you need to do first and the practical evidence to negotiate on the purchase price, if necessary. 

We supply a large number of photographs and / or MP4 footage, where necessary, and pride ourselves on our exception level of client contact, before, during and after the inspection.

There are different surveys available to you as a purchaser.  These are as follows:

Service

Accompanied Viewing.

This service is where you may have found a property you like and simply require a second view. We’re very happy to come along on a viewing of the house or flat with you and talk you through the characteristics and type of problems you’re likely to experience. It’s a verbal service only, but gives you peace of mind on the next steps you need to take.

This is a useful service to save you the time & expense of a formal survey, or if you’re looking at multiple houses.

Green Gauge: Building Impact Survey

This Green Gauge Assessment evaluates the environmental performance of your home, assessing key factors of where you can make savings, retrofit your home, and upgrade the existing fabric, to minimise energy loss and costs.  Not all retrofitting is appropriate, and this is also very important to factor into your decision making process.

The results provide insights into areas for improvement, helping you reduce environmental impact and lower utility costs. A higher Green Score means a healthier, more sustainable living space for you and your home.

Level Two

A Home Survey

This is a significantly more in-depth survey, which identifies any issues which may be apparent at the time of the inspection. 

Designed to cover the large majority of traditional British housing stock.  This kind of report is generally suitable for houses built from c.1900 to the present day.

Level Three

A Building Survey

A complete report of the state of the building in question; where the structural integrity of the property may be in question and / or where significant issues are likely to be found.  This report is designed for dilapidated, very old or very large housing stock. 

The report also contains advice on the management of the type of materials that may be present in the building, such as the timber, plaster or thatch.

Service

Sellers Survey

This is a bespoke report for owners of existing properties. You may have lived in your home for several years but how is the house currently performing? We can give you a guide on where you can make energy improvements, what steps you might need to undertake soon and how you can mitigate more serious problems manifesting themselves in the future.

This report is also designed to identify issues that if you are thinking of selling, you can rectify now and not be pushed for a price reduction when the sale date comes.

The Sellers Survey is a new type of survey and one which existing homeowners are increasing requesting. We don’t cross-sell to contractors and have no financial incentive to identify issues, giving you peace of mind that a property expert has inspected the building for you and reported to you fully independently.
